No mystery menu. For each service: when to call, what we actually do, and exactly which factors move the price — the same factors we confirm with you on site before any work starts.
How pricing works here (read once, applies to everything)
1. Text us photos → we reply with an estimated range and what the final price depends on. 2. On site, we find the actual cause and confirm the exact price — work starts only after you approve it. 3. If the scope changes mid-job, we stop and ask first. We don't do "no fix no charge" marketing promises — we do a written price you approve before we touch anything, which is worth more.

- Floor drain not draining, water pooling in the bathroom
- Gurgling sounds from other drains when you use water
- Water rising near the outside manhole or in the yard
What we do
Half the job is finding WHERE the line is blocked — inside your unit, in the building main, or out by the street. We locate the section first, then clear it with spring or pressure equipment, run water to confirm flow, and show you what caused it.
Price depends on
Location of the blockage (inside / building main / outside run), pipe length and bends, and whether it needs just clearing or also cleaning.

- Water rises when you flush, then drains slowly
- Something dropped in — toy, air freshener cap, phone
- The same toilet keeps clogging every few weeks
What we do
If an object is past the trap, forcing it with a plunger only pushes it deeper. We clear the trap, or pull the toilet when needed and reseal it with a new wax ring — no smell, no leak. Repeat cloggers get a look at the line itself, not just another plunge.

Simple clearing vs. pulling the toilet, and what the object is and where it sits.

- Dishwater backs up into the sink bowl
- Grease smell coming up from the drain
- Kitchen drains noticeably slower every winter
What we do
Korean kitchen lines clog with cooled cooking grease — often layers left by previous tenants. Clearing makes a hole through it; if the layer is thick we tell you honestly and suggest jetting so it doesn't come back next month.

Where the clog sits (trap / in-wall line / building main) and how thick the grease layer is.

- Ground-floor or basement unit floods when it rains hard
- Downstairs neighbor reports water coming from your line
What we do
A backup means the outlet is blocked somewhere downstream — the water is just returning to the lowest opening. We find which section is closed, clear it, help remove the standing water, and if your unit has a history of rain-time backups, we check whether a backflow measure actually makes sense for the structure.
Price depends on
Where the blocked section is, access difficulty, and cleanup time. No night or weekend surcharge games.

- Restaurant kitchen line that never quite smells clean
What we do
Clearing punches a hole; jetting scours the pipe wall clean and restores the full diameter — a different result with a different lifespan. We only recommend it when the pipe's condition calls for it, and we'll show you camera footage as the reason, not a sales pitch.

Length and diameter of the section, contamination level, and equipment access points.

What we do
We run a camera through the line and you watch the screen with us: grease thickness, cracks, sagging sections, roots. You get the recording — extremely useful for landlord conversations, builder warranty claims, and deciding whether that big repair quote is actually necessary.

Length of the section inspected, number of entry points, and whether you need the recording documented for a dispute.

What we do
For business owners: we empty the trap, scrape and wash the baffles, haul the sludge out properly, and photograph before/after so you have a record. Once we see your volume, we'll tell you the honest cleaning cycle for your kitchen — and can come on that schedule.

Trap size and sludge volume, trap location, and whether you want a regular service cycle (fixed per-visit cost).

- Basement pit level rising and the pump is silent
- Pump runs non-stop or short-cycles on and off
- Alarm going off and you have no idea what it means
What we do
When the pit pump dies, the basement floods — it is a when, not an if. We pull the pump, find the cause (wipes wrapped in the impeller is the classic), repair or replace with the right capacity, and clean the pit so the new pump is not killed by the same sludge.

Repair vs. replacement (and pump capacity), sludge volume in the pit, and access conditions.

- Faucet drips after closing, or water seeps at the wall joint
- Shower mixer lost its temperature control
- Sink pop-up / trap hardware leaking underneath
What we do
We repair the cartridge when the faucet is worth saving, and replace it when it is not — and we tell you which is which. The risky part is the in-wall connection; we torque and seal it properly, because that is where the invisible leaks start. Bring your own fixture or have us supply one.

Repair vs. replacement (and fixture grade), condition of the in-wall connection, and how many items we handle in the visit.

What we do
For landlords and building managers: scheduled visits covering line cleaning, sump/pump checks and grease traps, with a written record each visit. Problems get caught as maintenance instead of emergencies, and the building keeps a plumbing history even when managers change.

Which items your building actually needs, building size, and visit frequency. We do not pad the list.
